Design-Build
Known by many different names; partnering, teaming and collaborating, "Design-Build" is not new, but actually the oldest form of project delivery. In almost all ancient, civilized societies construction was supervised by the designers. Builders were secured by the designer based on their specific talents. The idea of designing a structure and utilizing the lowest bidder for construction, rather than the most qualified person for the job, is a method which was established in the 20th century.
The architects at davidson-brown, along with several general contractors, have used the "Design-Build" delivery method with great success for more than a decade. It has allowed clients to become more involved with their project, while assuring the best quality from the best sub-contractors.
"Design-Build" has also proven to be a flexible method of construction. A full "Design-Build" package may require interviewing and selection of a general contractor and/or construction manager, who would then secure subcontractors based on their merit, with similar selections of the design team. It is also common to select a general contractor and architect, while allowing them to make selections based on their familiarity and project experience. In all variations of "Design-Build", the client is assured their input will be reflected in the final product.
